richmond-houseEdison Park, Swindon

Daniel Smethurst identified Edison Park as a potential acquisition target. The estate’s difficulties, culminating in receivership had been well documented during the recession. Daniel’s in depth knowledge of the local market enabled Smethurst Property Consultants to successfully acquire the 88,000ft² office park off market on behalf of Shelborn Asset Management. Smethurst Property Consultants have been retained to provide advice on the marketing strategy and disposal of the vacant office buildings going forward.

Daniel Smethurst has a proven track record of successful disposal campaigns which have included advising St Martins on Windmill Hill, one of Swindon’s premier business parks. Daniel’s unique understanding of the occupier marketplace meant that he was personally involved in the disposal of in-excess of 100,000ft² of office accommodation on the estate. The marketing strategy attracted major occupiers such as Handlesbanken, RBS, Energy Solutions and Nationwide Building Society.

Daniel Smethurst was appointed by Mapeley to offer advice on the refurbishment and strategic marketing of a 50,000 ft² office building in the centre of Swindon following Swindon Borough council’s decision to vacate.  The end result has seen the entire building let in just over 2 years.

case-study3Aspect Park, Swindon (180,000ft²)

Aspect Park is a 180,000ft² HQ office building which until 2007 had been fully occupied. The decision by one of the major occupiers to serve notice on 70,000ft² of office accommodation and restaurant facilities had been unexpected. Daniel Smethurst was personally involved in the marketing campaign for the vacant space and negotiated terms on behalf of the Landlord to secure Nationwide as a tenant. Daniel also disposed of a further 24,000ft² to Nationwide following SMITHS relocation to Kembrey Park in 2013.

Having previously offered acquisition advice as part of a larger site purchase Daniel was retained to dispose of the remaining vacant office accommodation (10,000ft²). Forward marketing was hampered by an impending break option on 40,000ft² and after a lengthy and high profile negotiation Daniel successfully re geared the lease.

Whilst a director with BNP Paribas Real Estate Daniel was tasked with relocating the Bristol Office. Daniel successfully secured and negotiated favourable lease terms on Portwall Place, a Prime City Centre office building in the heart of the City of Bristol.

Daniel successfully relocated the Post Office from Filton in Bristol which involved sourcing suitable premises and negotiating favourable lease terms from both a financial and occupational perspective. The end result was a successful relocation to 3,000ft² of refurbished office accommodation and the negotiation of additional car parking which was not in the original brief.
